SCOTLAND HOUSE, SOUTH STREET, CASTLE CARY, SOMERSET, BA7 7ES
A handsome period property in a prime residential area in walking distance of the centre of perhaps Somerset's prettiest town.Scotland House is a splendid Grade II listed townhouse of individual character and charm retaining many period details. The comfortable accommodation provides lots of good living space and bedrooms, many enjoying glorious views of the beautiful bordering countryside. The house includes a hall, cloakroom, drawing room, sitting room, dining room, kitchen/breakfast room, utility room, 4/5 bedrooms and 3 bathrooms.Outside is an attractive courtyard with plenty of privacy, a good size town garden, storeroom, garage and plenty of scope for parking.

About the area
Castle Cary, described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, lies in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are in easy driving distance.

*
On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 road link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts excellent exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove, Port Regis and St. Mary's Shaftesbury.

Accommodation
South Street predominately made up period townhouses and is set on the edge of Castle Cary, yet within walking distance to all amenities. It's a popular part of the town with no parking restrictions and easy access out of the town and to the railway station which is under 2 miles away.Scotland House is a good looking Grade ll listed house dating from the late 18th century with a stone front elevation with 20 pane sash windows, a tiled roof, coped gables and brick chimney stacks. There's a central front panelled door with an impressive fluted architrave and a small canopy hood.Internally the house has deceptively spacious and flexible accommodation with period details including flagstones, encaustic tiling, fireplaces, sash windows and a fine staircase. These are complemented by gas central heating, a fitted kitchen and several bathrooms.

* *
On the ground floor there's a central hall which runs through the house to a rear door into a courtyard. This hall widens to the original T where the staircase rises to the upper floors. The heart of the house is the kitchen & breakfast room which is a generous room with a range of units with worktops, a sink unit, an integral hob and oven, space for a dishwasher and fridge freezer and doors to the courtyard. Also a door leads from the kitchen to the dining room. On the opposite side of the hall is the sitting room.Off the rear hall is a cloakroom and a utility room which could also be used as a boot or dog room. Presently shut off is a doorway which could be reinstated to give access access to the rear garden if required. The curved staircase rises from the hall and leads to the elegant first floor drawing room which is a spacious light room with a fireplace and a large bay window with beautiful views.

* *
On the first floor landing are a shower room, a bedroom and a master bedroom suite. This includes a large bedroom, a dressing room area with fitted wardrobes and an en suite bathroom. The stairs continue to the second floor where there are a further bedroom, bathroom and a large room with a vaulted ceilings which offers a variety of uses, including one or more bedrooms, games room, play room or home office/studio to name but a few.

GARDENS AND GROUNDS
Like Scotland House, the gardens are deceptively spacious. From the kitchen, double doors open to an attractive paved courtyard, enjoying complete privacy. A stone and brick storeroom offers useful storage. Paved steps lead up to the garden, which is mainly laid to lawn with well established flowerbed borders, mature shrubs and trees. To the end of the garden is a garage with light and power, which is accessed from The Park. Next to this is a pedestrian gate which leads onto The Park and Lodge Hill.
