DESCRIPTION A well-presented and spacious farmhouse with exposed beams, fireplaces and stone mullion windows providing well proportioned and comfortable living space. Set in a private location overlooking open countryside there are a useful range of buildings, both traditional and more modern, stabling, manège, workshops and three holiday cottages that are under construction. All set in gardens, yards and paddocks of about 19 acres.

THE ACCOMMODATION An open porch leads to an entrance lobby which also provides useful utility space and is ideal as a dog/boot room. A central hallway gives access to all rooms. An office overlooks the yard and stables. The dining room is adjacent to the kitchen and has sash windows to the side with a laminate floor and exposed beams. The kitchen is fitted with a range of cream painted wooden wall and floor cabinets and a wood burning stove. There is a Leisure range cooker with LPG gas hob and electric oven with an extractor fan over and a built in dish washer. The utility room has plumbing for a washing machine and tumble drier and a range of cabinets beyond is a separate wet room and WC. The sitting room has stone mullion windows to the front and window to the side, a brick fireplace with wood burning stove inset and an exposed beam. The drawing room also has a red brick fireplace, exposed beams and windows to the front and side. The central hallway leads to a studded wood former front door which opens to a conservatory surrounded by timber decking.

The first floor has generously proportioned rooms with the master bedroom having stone mullion windows with great views and built-in wardrobes, a fireplace and exposed beams, this bedroom has a large en suite bathroom. Bedroom two also has stone mullion windows with great views, a cast iron fireplace and exposed beams. Family shower room. Bedroom three and four have sash windows to the side with built-in wardrobes and a vanity unit.

There is an enclosed staircase to the loft.

OUTSIDE The gardens lie mainly to the side of the house and are laid to lawn with mature trees and shrubs, a pond and a pergola.

HOLIDAY COTTAGES There are three newly built holiday cottages, and there is potential for a fourth. Two have two bedrooms and one has one. The cottages are under construction and have reached the '1st fix' stage and can be finished to the new owners specifications. They are linked and set around a central courtyard. There is an office, a laundry and a plant room. Foundations are laid, wall openings formed and services installed to create a fourth unit using the laundry and office.

BUILDINGS To the rear of the farmhouse is a courtyard of timber workshop/store sheds (one housing the boiler for the house and four cottages) and a range of three Jon Williams 15x15 timber stables and a feed room.
There are two steel portal frame agricultural buildings measuring (6 bay - 90' x 75' and 5 bay - 75' x 78').
There is an all-weather (20x40m) manège with a sand and rubber surface. Good outriding is available with riding on the Westbury White Horse within 30 mins.

LOCATION Set along Capps lane just outside Westbury, there are a good range of shopping facilities in the town with its mainline station - just 80 minutes to London Paddington. Trowbridge and Warminster are within 5 miles by road, and Bath about 15 miles. It is also well placed for the A303 and the M4. Schooling in the area is good with schools in Westbury, Warminster, Salisbury and Bath.
