NEW LYNN, WOOKEY, WELLS ROAD, WELLS, BA5 1LQ

About the Area
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance. Castle Cary is the nearest train station with fast links to London. Wells has local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace. There is a busy local shopping centre, a broad range of societies and activities and excellent state & independent schools in the area including Wells Blue School, Wells Cathedral School and Millfield. Wookey is a small village about 2 miles west of Wells and is not to be confused with Wookey Hole which is a different village a couple of miles away. The village of Wookey has a good community, pubs and a primary school.

Accommodation
The house stands well back from the road behind a trellis topped wall with climbing plants and with double gates opening to the drive. New Lynn is a handsome house of a classic design with the front elevation enhanced by climbing hydrangea. The accommodation is generous, well designed, very light and airy and benefits from upvc double glazing and oil fired central heating- radiators plus underfloor heating in the bathroom. NB the heating can be controlled manually or by a smart 'phone and the boiler was replaced only last year.A porch leads to a central hall with a door to the right opening into a well proportioned dual aspect sitting room with a polished limestone fireplace and glazed double doors opening into a study. This also has a double aspect and a patio door to the garden.Leading off from the left of the hall is a smaller sitting room or snug with double doors into the conservatory- now used as a dining room. This is a delightful living area with bifolding doors to the garden.

*
The kitchen is the heart of the house with doors from the conservatory and the hall. It's a large room with an Aga cooker range and an extensive range of bespoke units with granite worksurfaces. Integral appliances include the Aga, an electic hob, oven and microwave. Fitted cupboards also house a dishwasher, washing machine and fridge/freezer and there is the added benefit of a walk-in larder. The table and chairs match the units and are included in the sale. From the conservatory a door leads to the utility room area, the cloakroom and the Garage which has an electric door and the oil central heating boiler. The flat roof above the garage and kitchen extension have been replaced in the last three years, by the same company that installed the conservatory.

First Floor
On the first floor are the landing, 4 bedrooms and the family bathroom. One of the bedrooms has a basin and another has a basin and an en suite shower room with a wc and shower cubicle. NB The shower room could be increased in size to take the hand basin within the shower room if desired - subject to any consents.

Outside
The drive leads into the property to the garage and also continues to the side providing very extensive parking space - extremely useful as the present owners have a motorhome. There is additional parking with a car port next to the garage and a store area behind it. There are lawns, flower and shrub beds in front, to the side and the far side of the house where there is also a paved terrace approached from the conservatory.

Directions
From Wells drive out on the B3139 heading towards Wedmore. Enter Wookey after a mile or so and pass the Burcott Inn. New Lynn is a short distance along on the right hand side.
