Property description

This property offers buyer’s a fantastic opportunity to own a home with an up and running nursery business and a 40-cover café, which is popular within the local community. The café also has a separate toilet block to one side, and offers a large commercial kitchen to the rear as well as an open kitchen within the café seating area.

The main house has been converted from a barn structure which was original to the land and offers four bedrooms, with the possibility of a fifth, subject to the correct building regulations. In addition to this, there are also two first floor shower rooms.

The ground floor is spacious, with the lounge measuring 33 ft. in length. This room offers triple-aspect windows giving you a fantastic vantage point around the land. The property was built in the early 1990’s and still offers potential for extension.

The land itself measures 5.08 acres, and should buyers be looking for a home with equestrian potential, this home could offer all they need. There are currently two outbuildings and a workshop, which could serve as a variety of uses, dependent on buyer’s needs. Currently, a portion of the land is taken up with five large poly tunnels, which have been used for growing vegetables, with an adjacent orchard of fruit trees supplying the nursery business.

The property is within walking distance of the village of Niton and there could be scope to utilize all of the buildings as a private home, subject to planning. The entrance to the property offers potential to be gated to add to the feeling of seclusion, and as the site itself is within an Area of Outstanding Natural Beauty giving great views of the countryside surrounding.

Due to the enormous versatility this home offers, it is advisable to view so that you are able to appreciate the position of the property and its surrounding buildings. Come and see the potential it may offer to a family wanting to run a business from their own home or convert to a private home, within walking distance of the popular village school and amenities.

What the Owner says:

In 1988, we started clearing the collapsed roof of the derelict barn and then bringing the building back to life by building the present house. We also started clearing the ground of weeds that were taller than us in places!

Slowly, the labour of love grew and we started selling the produce from the land and things began to take shape.

From there, the idea of a cafe to utilise our own produce, views and large garden of the house and being just a short walk to the local amenities is wonderful.

All good things come to an end and it's time for us to retire and hand over the love for the next part of the journey.
