A lovely, airy Kitchen/Diner, the heart of this home, enjoys stunning views across the gardens to the rolling, open countryside beyond and entices one out onto the large, south-facing patio to enjoy the full tranquillity and privacy of this enchanting spot.

The quiet village of Much Dewchurch offers a welcoming community, with the property lying walking distance from the church, local pub and, of particular interest, the Steiner – Waldorf Academy. The amenities of the city of Hereford lie 8 miles away or the ancient market town of Ross-On-Wye and the M50 motorway are 9 miles.

The Property

Stepping into a light and spacious Entry Hall with pleasingly practical Indian Slate tiles, warmed by underfloor heating, these Mandarin Stone ‘Rajah’ tiles continue on through both the Kitchen/Diner and the Utility Rooms to harmonise and accentuate the flow of this property.

The Sitting Room lies at the end of the wide Hallway, a lovely, spacious room spanning the depth of the house, with an open, working fireplace framed by Victorian style tile panels and wood mantel. The room enjoys dual aspect and is flooded with light from the adjoining, brick and wood-frame Conservatory. A super space overlooking the private rear gardens and a large terraced pond. With direct access to the paved patio and gardens, it is an inviting spot for morning coffee and papers, while fully-fitted blinds make it usable all day long.

Double glazed doors can separate the Sitting Room from the Kitchen/Diner, a light and welcoming space with a bespoke, Shaker kitchen painted in calming, pale green made by local firm Advance Joinery in the summer of 2013. Countertops are River White granite with integrated draining board and matching window cills emphasise the delightful attention to detail.  This classic, fresh, fully-fitted kitchen includes integrated oven, induction hob, fridge, glass-fronted display units and the room is fully illuminated by low energy LED recessed lighting.

The Utility is a good practical room, tiled and fitted in white units offering plenty of storage and with direct access into the Double Garage. A well-designed area with copious storage and an external door to the secure enclosed gated rear gardens, the garages also house the boiler. The downstairs is completed with a WC.

The Master Bedroom is a great size, feeling light and airy due to its 3 windows and enjoys beautiful elevated views of the rear gardens and the rural scenery beyond. The room offer ample space for a full bedroom suite plus a handy telephone point. The Ensuite is large and fully tiled, with a walk-in shower enclosure, fitted dressing table with cupboards and is completed by a white suite of W.C and basin.

The large Double Bedroom enjoys dual aspect and views over the sweeping front driveway, while a smaller Double Bedroom overlooks the rear gardens. A Single Bedroom houses the hot water tank in a large, built-in cupboard and with telephone point would make an ideal Home Office or lovely nursery.

Off the wide hallway landing with its Velux window-lit display nook and access to the roof space for storage, is the Family Bathroom, holding a retro suite of corner bath, W.C and basin.

Outside

A long, sinuous, gravel driveway sets the house well back from the village road and is bordered by mature beech hedges and curving lawns retained by low stone walls. There is extensive parking and turning to the front of the house. 2 gates, either side of the property, secure access to the rear gardens. A delightful expanse of south-facing lawns interspersed with mature, mixed shrub borders with stunning views across open farmland. From the paved patio area, stepping stone paths lead down to the Summerhouse and lantern-strung pergola, which have electric power and lighting; as does the Swedish Shed which provides ample and secure storage.
