* VIRTUAL VIEWING TOUR* No Chain! A superb DETACHED barn conversion with wonderful flowing & character filled accommodation including four bedrooms, en-suite to master and a separate study, plus fantastic gardens of NEARLY AN ACRE!
3 Efford Barns is one of only a few detached barn conversions amongst a desirable selection within this lovely rural position, which is located just 5.9 miles from Exeter Central and 2 miles from the pretty Mid-Devon village of Shobrooke with its primary school and foody Red Lion pub.
The flowing, character filled accommodation is found in very good order throughout and includes a lovely living room which is open-plan in an L shape through to the dining area. There is a great sized kitchen diner with an attached utility room, plus a separate study and ground floor WC too. Upstairs there are four bedrooms with the master being particularly special with a lovely en-suite shower room, a vaulted ceiling with exposed beam and even its own wood burning stove! The whole property benefits from oil fired central heating and timber double glazed windows.
The gardens have been very well looked after and extend to around 0.8 acres in total. Immediately behind the house is a small enclosed garden which provides an ideal seating area with the large sweeping lawns found to the front. Up from the attractive front garden beyond the mature tress there are further gardens including vegetable plots with stone shipped footpaths and further grassed areas at your disposal. There is also ample off road parking.
SHOBROOKEis a village, parish and former manor – located 1½ miles north east of Crediton. The village backdrop is that of smaller hills, and brief woodland ridges, with oak and ash commonplace – interspersed by a collaged, arable landscape, of frequent colour. The name ‘Shobrooke’ is derived from the old English words ‘succa’ and ‘broc’, meaning ‘Hob-goblin Brook’. Nearby lies Shobrooke Park, a spacious country estate, open to the public, with many wizened and ancient trees standing tall. Furthermore it claims a large fishing lake, and a grassy amphitheatre – for live music on summer nights. The Red Lion Inn offers B&B facilities, a beer garden with lush country views, and excellent food and drink. Plus, it provides a welcome rest stop to those travelling between Land’s End and John O’groats. Shobrooke is in the immediate catchment area for the schools in Crediton – also home to the closest shops.
