Description | This light and spacious property, built in 2009 by a local Cornish firm, has 4 double bedrooms, 3 reception rooms with approximately 3 acres of gardens and paddock. The property is extremely energy efficient with relatively minimal running cost with only mains electricity as a direct energy expense. Upon entering the property, the cinema room with southerly views is found on your left with a downstairs shower room and study on the right. Moving through the property, there is the main dual aspect sitting room with STUV scandalising style wood burning stove. This fire opens into the kitchen/diner creating a fantastic and efficient feature. The kitchen itself has oak fronted units and a range of high quality fitted appliances. The dining area sits in a spectacular glass vaulted space facing due south looking out over the formal gardens. There are bi-folding doors which open out onto a stone patio area which would be ideal for alfresco dining and a true delight in summer.

. | The first floor accommodation has 4 double bedrooms with the master bedroom enjoying en-suite facilities. The remaining bedrooms are serviced by a well appointed family bathroom with separate bath and shower. Externally, the gardens and grounds lie to the southern side and extend to approximately 3 acres, which is made up of 3 paddocks, garden and lawned area. For those looking to be self sufficient, there is a vegetable patch with raised beds and a fruit cage. There are 2 stables with a tack room, hay barn and a carport with electric and lighting. The property comes with a further 6 acres set to the rear which is SSSI land, which comprises local Cornish heathers and gorse. A fee from Natural England is paid to the vendor, which we believe is in the region of £368, towards the up keep of the land.

. | There is also water and electric in place in the driveway which previously serviced another dwelling which could be looked at as a potential plot should anyone pursue planning for an annexe. In all, this wonderful property is set in a delightful, peaceful rural location and yet less than a mile from the coast. The high speed broadband we are told has an approximate 26mb download speed. So all in all the property has modern efficiency and comforts and presents any purchaser with a great opportunity for the best of both of these worlds.
