The garden totals around a quarter of an acre.

About the area
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community. The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield. Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Bristol International Airport is 35 minutes drive away.

Situation
Dinder is a small village 2 miles east of Wells totally away from main roads and is a cul de sac with no through traffic. It has a Grade ll* church of Norman origins, a very active and friendly community with several societies and a cricket club. One of the big advantages of the Dinder is the excellent access to walks through the beautiful surrounding countryside and woodland. Church Street is a lane which runs from the Church towards the village cricket ground and is a cul de sac. It is also within a conservation area defined as: 'an area of special architectural or historic interest the character or appearance of which it is desirable to preserve or enhance.'

Gardeners Cottage stands well back from the lane within its own gardens of around a quarter of an acre. Its well sheltered by its high hedge and has a gravelled drive which enters on the north side. The original cottage has been considerably extended and developed into a very comfortable and deceptively roomy home totalling just under 2,000 sq.ft. The house has many appealing features and a well arranged layout. The front door, protected by an outer porch, opens into a hall with flagstones, a staircase, understairs cupboard and a cloakroom with a hand basin and wc. Also off the hall is a study - again with flagstones and also with plantation shutters.Double doors lead from the hall into the open plan kitchen/dining/living room which really is a stunning room with oak flooring, fitted bookshelves and a triple aspect with 5 pairs of french doors leading to the garden. The kitchen area is well fitted and equipped with a good range of units including a central island. Appliances include an oven, microwave combination oven, a warmer draw, hob, extractor and a dishwasher. Off the kitchen is a utility room with a sink unit, cupboard unit, store and garden door. The sitting room is approached through double doors from the kitchen and is a well proportioned room with a fireplace with a wood burning stove and double french doors. These open into a covered terrace leading onto the lawn.Adjacent to the sitting room but currently with external access only at present is a studio/office which is suited to many uses and could be a 4th bedroom. On the first floor is the landing leads to a large master bedroom with a good en suite shower room. There are 2 other bedrooms and a family bathroom.NB The accommodation has a good deal of flexibility. A doorway could be opened to join the sitting room and the studio/office. Also the front porch could be enclosed to give internal access to the studio through the hallway. All or any of these works may require planning consent.

Outside
At the front of the property is a well screened lawned garden and a gravelled drive which provides parking. (Note the adjacent cottage has a footpath access over a few yards to the lane.)On the southern side of the house is a landscaped mature and very private garden. Immediately adjacent to the house is a paved terrace leading to lawns bounded by flower and shrub beds and a timber pergola rose walk. There is also a productive vegetable garden, a greenhouse and a timber shed.

Other Details
The property has mains water and electricity, oil central heating and drainage to a septic tank shared with 2 other properties.

Directions
From the roundabout on the Glastonbury road (next to Tincknells) take the road toward Shepton Mallet passing Morrisons supermarket. Continue for 2 miles and take the left turn down into Dinder. After a couple of hundred yard the road turns 90 degrees right. At this point take the side road which continues straight ahead. Follow it around, pass the Church, and keep left into Church Street. Gardeners Cottage can be found some way along on the left hand side.
