Property description

This beautifully presented four bedroom barn conversion is located in a charming rural position and enjoys outstanding countryside views over the surrounding fields together with total privacy when in the gardens.
The property is entered by a generous entrance hallway which leads to a wonderful and well appointed kitchen / breakfast area which offers exceptional views over the front gardens. The kitchen itself has a comprehensive range of base and wall mounted units together with a large range cooker, two integrated fridges, one integrated freezer and space provided for dishwasher. Our clients have a spacious dining table at one end of the kitchen which makes for a very sociable environment. From the kitchen, access is provided to the ground floor family bathroom and double bedroom. In the opposite direction accessed from the entrance hallway is a spacious open plan sitting/dining area which features a log burner and a wonderful array of windows flooding the room with plenty of natural light. From here steps lead to a study and beyond that is a ground floor bedroom with en suite shower room.
At first floor level are two additional bedrooms with the larger of the two being used as the master bedroom. This bedroom, like the rest of the property, has been beautifully presented and provides en suite shower room facilities together with vaulted ceilings with exposed timber beams. Within this bedroom are French doors which lead to the secluded private gardens via a set of granite steps.

Outside Externally the property is approached via a shared access driveway which leads into the large and spacious courtyard of Skibble Barn. Upon entering the courtyard you are greeted by a wonderful Monteray Pine tree situated in a central lawned garden which really grabs your attention and sets the scene for the rest of the property. The driveway itself splits into two with one part leading to the entrance door and the other part leads to a single garage with electric up and over door.

. The gardens and grounds are one of the main attractions at Skibble Barn with the current vendors spending many hours creating well appointed and cleverly landscaped areas which are mainly laid to lawn and encompass the property at all sides. There is a charming secluded garden located to one side of Skibble Barn where in the top corner is a beautiful timber summer house on a patio area which makes for a perfect spot for alfresco dining. There is an additional cobbled patio area also located within this private garden which offers further space for outside dining or simply to sit and sunbathe. The gardens continue behind the property where there is a fruit cage and further lawned gardens which border the neighbouring farmer's fields. This area continues to then wrap around behind the unconverted barn where there are a number of raised vegetable patches. This particular area faces due south therefore making a perfect secluded spot for either vegetable or fruit growing.

. From this location the most outstanding views over the surrounding countryside and out across the English Channel to the Lizard can be enjoyed.

Unconverted Barn Attached to the living accommodation of Skibble Barn is a double height, unconverted barn which currently provides a large open space measuring in excess of 40 ft in length. There is a mezzanine area at one end of the barn with internal steps leading to it. This area offers any potential purchaser a number of options in terms of the barn's uses. These could range from simply using the building as the current vendors do for additional storage to converting the building to either additional living accommodation, which could easily be created by adding a small extension to the back of Skibble Barn and linking through into the barn. The other option would be to create a completely self contained property for an office, holiday letting use or to accommodate a dependent relative or family member, subject to the necessary planning permissions and building regulations. The barn is located far enough away from the main property not cause an impact on the main residence.

Location The rural hamlet of Castallack is ideally located for those who seek a peaceful existence. There is only a handful of property within the hamlet and we believe at one time Skibble Barn was part of a larger farm estate which has been separated over the years. The nearby quaint and historic harbourside community of Lamorna Cove has a unique and somewhat timeless character, largely unchanged over the years, with the granite and slate architecture epitomising the Cornish coastal village. There are various footpaths in this area from Castallack to Lamorna taking in the lighthouses on Wolf Rock and Bishops Rock , Lamorna to Mousehole, which are well worth exploring for their stunning coastal views and rugged coastline. The nearby village of Mousehole is known far and wide for its Christmas display of lights and is steeped in much history, both joyful and tragic.

. The nearby town of Penzance is an attractive market town and provides good general shopping. The Cathedral City of Truro is approximately 35 miles away by car providing good choice with more specialist shops. Penzance town is well served with schools and communications are good with a regular Intercity rail service to London Paddington from Penzance (approximately five hours) and Newquay airport is approximately 45 minutes away with regular flights to London. There are lovely sandy beaches at Sennen Cove and deep water moorings at Falmouth and on the Helford River. The Fal Estuary and the Helford River are well known for their wonderful safe sailing waters.

Services Mains electricity, mains water supply, oil fired central heating via a combination boiler, private drainage, gas bottles for hob, telephone line and broadband connected. Our clients have also installed solar panels - bills showing rebates are available upon request.

Directions From Penzance proceed towards Newlyn and up Chywoone Hill. Follow this road through the village of Sheffield and take the next left signposted Castallack/ Mousehole. Continue on this road passing the Mousehole/ Raginnis turning on the left and take the right turn to Castallack/ Lamorna. Continue straight ahead along this road and into the hamlet of Castallack. Look out for a sign on your left hand side, after passing a large farmhouse on your right signed, \"Skibble Barn\".
