Cleatfurrows is a lovely, old stone built Orcadian farmhouse with adjacent barns. It is opposite the ancient ruins of the Earl's Palace on one side and the sea on the other. The large lawned garden runs down to the shore where a seal colony lives.

The house has been designed to work as two seperate, warm and comfortable holiday lets, Palace End and Sea End, they can also be combined as one house sleeping up to 10.

Palace End has a lobby and boot room that opens onto a hallway leading onto the light filled living room overlooking the ruins of the Earl's Palace. It has room for a dining table and has a working fire place. The well equipped galley kitchen opens onto the living room.

Upstairs there are 2 large bedrooms, one has a small room off it ideal to convert to an ensuite bathroom. There is a large shower room with toilet that could easily accommodate a bath.

Palace End has a small walled front garden, guests also use the large back garden.

Sea End is all on ground level, it opens up to a large hallway with a shower room and oilet leading off it, along with the boiler room and a coat closet. The large kitchen/dining room also runs off the hallway, it has the most amazing views out to sea and all modern amenities.

There is a good sized living room leading on to a long corridor that inter-connects the two ends of the house. There is one small single or bunk room and a large double bedrrom with ensuite shower room.

Sea End leads out to a large lawned garden surrounded by dry stone walls and leading straight on to the sandy beach.

Cleatfurrows can be lived in at one end while the other end is rented out independently. The holiday lettings has been a very successful business and already the bookings are filling up for 2017. The property can be sold with most of the contents. It is very well equipped with everything needed for a great holiday (please contact the office for a list of contents).

There are a cluster of interconnecting barns next to the house. A small dairy where the refuse is kept, another where the oil tank is stored and a large flagstonned barn with a deeply pitched stone tiled roof. New barn doors were built and fitted in 2016.

Guests can use the village car park 20 metres away from the house. There is access to the rear garden from the road via soft ground.

The house is in the village of Birsay at the most north westerly part of the mainland. Birsay is a lovely and lively village with a well stocked shop and Birsay Tea Rooms just a short walk away, along with lots of artists workshops and galleries.

The house looks out on to the Brough of Birsay, an ancient island accessable by a causeway at low tide. There are wonderful walks all around the coast.

Stromness is just a 20 minute drive away, while Kirkwall is approx. 25 minutes.
