Description
If you are looking for a traditional period home located in an Area of Outstanding Natural Beauty then Briar Cottage could be for you. The current owner has begun to update the property to the purest form, to include a specialist ventilation system designed specifically for traditional period homes which allows the property to breathe. A modern oil fired Rayburn cooker also serves the central heating system and large wood burning stove takes pride of place in the Inglenook fireplace to the sitting room. The kitchen is a pure delight with an eclectic mix of farmhouse cupboards and a real feature is the exposed timbers to the staircase accessed from the sitting room. An attribute is having a first floor bathroom which offers all the modern convenience but is designed in keeping with the property. The bedrooms offer a wealth of character and the landing area is not your conventional space being large enough to accommodate a study area. Extensive landscaped gardens to both front and rear which offer a wide variety of cottage plants throughout the year. Rear access gate to footpath of adjoining properties and hardstanding to the front provides private parking for at least 3 cars. NO CHAIN

Location
Bodiam is a small rural village on the borders of Kent and East Sussex in the valley of the river Rother. It is the home to the medieval Bodiam Castle which is part of the National Trust. Bodiam has two schools, Bodiam Primary (a state school) and Claremont School (an independent school). There is a public house and a fine 12th century church. Originally Bodiam was the port and crossing point from Battle to North Kent and the area echos with historical facts. From Briar cottage you can hear in the distance the steam trains from Bodiam Station which is run by steam enthusiasts. Not far away are the ancient towns of Battle, Rye, Cranbrook and Hawhurst which are all steeped in history and boast many fine buildings of architectural interest. This is a particularly pretty area with many excellent country walks and opportunities to enjoy the peace and quiet of the countryside. For commuters the main line station is at Robertsbridge for service to London, Charing Cross and to the coast.
