History
Craven Lodge was originally built in 1827 as a residence for a local doctor. It was converted into a hunting lodge in 1856-60 by Hon W.G. Craven due to the popularity of hunting at that time and the close proximity of four premier hunts, the Quorn, Belvoir, Cottesmore and Fernie. It was bought in 1868 by J. Coupland, a business man who had shipping interests in Liverpool. His extensive alterations made it into one of the finest hunting lodges in the area and he was Master of the Quorn Hunt for fourteen seasons from 1870/71 to 1883/84. The changed world after the First World War is reflected in the fact that the house was divided into ‘apartments‘ for letting to the hunting fraternity, but it had a another heyday when it was enlarged in 1923-4 to accommodate ‘The Craven Lodge Club‘. Notable visitors during this period included Edward, Prince of Wales (later Edward VIII) the Duke of York (later George VI), as well as the Duke of Gloucester.

Ground Floor
The property is entered into an impressive entrance hall with marble floor which extends throughout much of the ground floor. From the inner hall a staircase rises to the first floor and there is a cloakroom fitted with a white suite. The drawing room is particularly large and has two south facing multi pane sash windows and door opening into a dining/garden room. Fully double glazed and of wooden construction, this room enjoys a private aspect and provides direct access to the private gardens. The kitchen is spacious with ample space for a central dining area. Fitted with a range of fully bespoke cabinets supplied by Estu of Grantham the Farrow & Ball painted kitchen is further complimented by granite worksurfacing. There is a porcelain sink, impressive range of Bosch appliances and space for an American style fridge freezer.

First Floor
The first floor galleried landing is flooded with natural light through a roof light. From the landing there is access to three double bedrooms, walk in cloaks cupboard and family bathroom with sparkle granite tiled floor, panelled bath and separate shower with wall mounted drench head and remote controlled rooflight. The master bedroom is large with views to the front over the communal grounds and has a spacious en suite fitted shower room fitted with a three piece suite.

Outside
Craven Lodge stands in 3 acres of fully enclosed parkland at the end of a sweeping driveway approach. Driving through the ornate electric gates is like entering another world. Each property has its own private garden in addition to almost two acres of communal grounds which contain many fine trees including cedar, beech, lime, horse chestnut. The property has two allocated parking spaces with additional visitor‘s parking available and there is a single garage with up-and-over door situated in a block. There is a further brick built store and immediately to the rear of Coupland House are south facing, landscaped gardens with flagstone style paving, a manageable area of lawn and neatly clipped box hedge. Enclosed with metal estate fencing, a hand gate provides access out into the communal grounds.

Services
All mains services are available and connected. The property has gas central heating fired by a Worcester combination boiler located in the en suite to the master bedroom. There are radiators throughout the property a number of which have decorative covers. The communal grounds are owned by a management company with each of the nine property owners as equal shareholders. Managed by the residents, the service charge is set on a need only basis resulting in an extremely low annual maintenance charge of just £600 which includes general insurance for the communal grounds, maintenance of the communal grounds, communal lighting and management.
