Property description

An immensely attractive Georgian house which benefits from having been recently refurbished to an exceptionally high standard. Professional restoration works have included renewing the gas, water, and electric mains supplies to the house. The remodelling of the entire interior, involving new French chateau tiled floors and complete re-plastering, followed the installation of new plumbing, wiring and central heating systems. The exterior has been authentically re-rendered and painted in keeping with the Georgian era, with particular attention to carefully matching window styles and even sourcing cast iron guttering and rainwater downpipes of the period.

The beautifully decorated interior is lavishly appointed with high-quality bath and shower room fittings, a luxurious Thoroughly Wood kitchen with matching Fired Earth tiles, fully fitted with quality integrated appliances and underfloor heating. Fired Earth tiling can also be found in the hall and bathroom. Carpets are by Crucial Trading and the areas of the home which are not carpeted or boast the beautiful tiles from a French Chateau, are superbly finished in either ‘Amtico’ and travertine stone tiling or solid oak.

The attention to detail is faultless with ‘Sky Plus’ entertainment to multiple rooms, dimmer-switch-controlled Halogen lighting and programmable heating. There are new handmade wooden shutters on the UPVC double glazed sash windows which further combine the character and modern features perfectly.

Of the numerous outstanding features we were particularly impressed with the remote-controlled driveway gates that open onto a generous parking area with ample space to park securely off-road.

The property enjoys a wonderful setting as it lies back from the road behind the next door neighbours adjoining flint cottage which fronts onto Nelson Place. The landscaped secluded garden is of a very good size for a town house in the centre of Broadstairs. It has pleasant, sheltered paved seating areas, conveniently close to the bi-folding doors which open the orangery dining room into the garden, creating the perfect setting for alfresco entertaining.

What the Owner says:

So naturally, when we decided to move to Kent, Broadstairs became our first and only choice, as a desired location to find a new home. We liked the character of the houses and cottages in the older parts of the town and, with our specific list of requirements, set about finding a home in one of the many conservation areas, as close as possible to the shops, bars and restaurants around the harbour. It was a search that was to prove particularly difficult because of our insistence that we needed to have good off-road parking for several cars.
Eventually we found this lovely Georgian house in Nelson Place – not only was it a lovely house in the ideal location but it also had the required off-road parking. With somewhere to park our cars securely, off-road has been so convenient, not only for us but also our friends and family who have joined us here at the seaside on many occasions. In fact, when we originally bought Nelson Place, the lower ground floor was originally a fourth bedroom and study. This was great but with relations staying with us the second kitchen and entrance allowed them to come and go as they please but still spend some happy times with us.
As for Broadstairs, it has certainly met our original expectations of being a friendly and welcoming town where it is easy to feel part of the community. We have greatly enjoyed the experience of the house and its surroundings”.
