                        ###SOLD###

King and Chasemore are proud to present to you this spacious and stunning three bedroom, semi-detached house situated in the very popular Ashurst Road.

The house consists of a large living room with working fireplace and bay fronted window leading to an open plan kitchen/diner. Sliding doors take you onto a private decked area and garden with arguably one of the most beautiful settings in Brighton. This property also benefits from a very bright entrance hall and separate W/C.

The first floor comprises of two very good sized double bedrooms and a third double. All have ample built-in storage. There is a modern fitted bathroom and large landing area with plenty of natural light. The insulated and boarded loft provides great storage space.

The garden is very unique. It has a decked area at the back with a beautiful lawn which wraps around the side of the house. There is also a decked area at the top where you can worship all day sunshine and admire the stunning views of the countryside. It's amazing to think you are still in Brighton as this property nestles on the edge of the South Downs.

As if it doesn't get any better there is a DETACHED studio/office at the side of the house. It is sound proofed and fully functional with electrics, high speed internet and working phone lines. This could be an ideal space for someone who works from home. Being sold with off-street parking for 2 cars.

What the owner says.

We have lived at Ashurst Road for over 4 years and have thoroughly enjoyed our time here. The neighbourhood is very safe, quiet and welcoming with friendly, retired neighbours each side, and being on the end of a cul-de-sac, there is a familiarity with many of the residents. We have two children and our 4 year old has grown up in this house and enjoyed playing in the garden and the open access to the downs. The fields behind the house are common land which are sometimes used for grazing cattle and sheep, and provide wonderful walks for many miles. Due to the limited public access it's almost like having a private extended garden.
There is easy walking access to Falmer station (within 15 minutes) which links directly with Brighton and Lewes for connections to London. Walking is possible along quiet local roads or across the fields from the back of the house. We have also made regular use of the Virgin Active sports club close to the station and also the beautiful Stanmer Park. There are 2 sets of local shops within easy reach and bus routes into Brighton within a 5-minute walk.
We moved in as a couple and made use of transport links to the town centre and nightlife, whilst enjoying the peace and beauty of the downs. Over the years we have grown as a family and greatly valued the privacy, our own driveway (space for 2 cars) and the garden which has provided a great play area for our son and socialising space for us and friends. We consider ourselves to have been very fortunate to find this local gem and will greatly miss it when we leave.

Viewing at our open day is highly recommended.
