PLANNING PERMISSION
1. The development must be begun not later than the expiration of three years beginning with the date of this permission. 2. Before development commences, samples of the facing bricks to be used in each part of the development must be submitted to and approved in writing by the Local Planning Authority. The development must only be carried out in the approved type and colour of bricks. 3. Before either dwelling is occupied both the dwellings and the outbuildings, roadside walling and boundary fencing must be provided in accordance with the submitted plans, elevations and detailing. Furthermore, notwithstanding the provisions of The Town and Country Planning (General Permitted Deveolpment) Order 1995 or any subsequent amendments, there must be no future external alterations or extensions to the buildings, walls or fences nor any other development within the

application site unless subject of a further planning permission. 4. Before development commences, an Archaeologist must be commissioned to carry out an Archaeological Watching Brief for the site. The Brief must involve the archaeologist s presence on site all times that any groundworks are undertaken (including removal of top soil and excavation of any foundation or service trenches and they must be allowed to record any archaeological finds or features as a result of those groundworks. A copy of the Record of Findings must be submitted to the Local Planning Authority before either dwelling is occupied. 5. Before the dwelling on the northern plot is occupied its vehicular access width and turning space as shown on the submitted plans must be provided and retained thereafter for such use, and before the dwelling on the southern plot is occupied its vehicular access as shown on the submitted plans must be provided and retained thereafter for such use. There must be no direct vehicular or

pedestrian access whatsoever between the southern plot and the main road through the village. 6. Before either dwelling is occupied the tree and hedge planting within and to the boundaries of the site as shown on the submitted plans and details must be provided. The planting must be protected, allowed to grow and be maintained with any loss of plants replaced for a period of not less than 5 years. 7. Notwithstanding the submitted details, the means of disposal of foul water from the development must be via connection to the main foul sewer, unless otherwise agreed in writing by the Local Planning Authority. 8. The existing ground levels on the site must not be altered unless otherwise agreed in writing with the Local Planning Authority.
