Property description

Stunning character cottage located in the popular village of East Budleigh

You enter into the main living room with beamed ceiling and inglenook fireplace, complete with bread oven. There are two fabulously comfortable sofas and a rocking chair gathered around the TV/DVD player and wood-burning stove, great for cosy winter evenings. There is an extending dining table in one corner. The kitchen has everything you need for cooking a family lunch. It is open to the living room so you can continue chatting to friends or listening to music on the CD player as you cook.

A steep staircase leads to the pretty bathroom, twin bedded room and the master bedroom with its high vaulted ceiling supported by ancient beams. The bedroom is charmingly decorated with stenciling and is very spacious. There is an en suite shower room with toilet.

On the right of the front door as you enter, is a door leading to the other half of the cottage. You pass through the Snug with its rich warm colour scheme. Children can lounge on the sofa bed, bean bag or cushions in front of the TV/DVD player and call the space their own. This means the adults can relax in their own room knowing the family is safe next door!

The open staircase leads from the Snug to the greatest surprise of all, the ‘Cow Room’, a twin bedroom with walls covered in murals of farmyard animals, loved by children and adults alike. There is another en suite shower room.

You pass through the kitchen to the enclosed courtyard with a brick built shed housing a second fridge/freezer, tumble dryer, barbecue, garden furniture and loads of logs for the wood burner. The shed is lockable to provide safe storage for bicycles. The yard is a wonderful suntrap so recline on the sunloungers or lie in the hammock for a real treat.

Brook Cottage is a Grade II listed building on the edge of the historic village of East Budleigh, birthplace of Sir Walter Raleigh.

East Budleigh is near the sea, in the area south of Exeter classified as East Devon, a charming haven of peace from the hurly burly of modern life. Yet there is plenty to do and see for adults and children alike. East Budleigh benefits from good transport links and easy access by car to Exeter and the M5.

The coast at Budleigh is part of the Jurassic Coast, a World Heritage Site. East Budleigh was once a thriving port on the river haven of the Otter, but a massive storm threw up a shingle bar cutting it off from the sea. Now it is a peaceful village full of thatched properties and with a strong identity. The well supported Community Shop, and success in the Britain in Bloom competition are testament to that.

There are two child and dog-friendly pubs serving food: the Sir Walter Raleigh is 100m away at the end of the lane. It offers real ale and good food: a proper ‘local pub’. The Rolle Arms is at the bottom end of the village. The church stands just above the cottage and has the Raleigh family pew. From the tower there is a wonderful view of the surrounding countryside which is criss-crossed with high banked Devon lanes making for excellent walks.

East Budleigh is only 2 miles from the beach at Budleigh Salterton, a charming seaside town with interesting shops, tea rooms and excellent fish and chips! On the cultural side there is the Fairlynch Museum, and several festivals.

Exmouth is 7 miles away and has a wonderful sandy beach and numerous shops and restaurants.

Walkers and dog owners will appreciate the huge area of common land, the largest in England. There is a variety of terrain from heathland to woodland, both coniferous and deciduous.

The walk along the River Otter to the sea is a firm favourite. The Ottermouth area is picturesque and popular with walkers and birdwatchers, whilst children can paddle in the shallows at the river mouth. You can walk from the cottage along the river and return via Otterton for an excellent lunch or tea at Otterton Mill. Otterton Mill is also renowned for its folk music nights.

Sidmouth is a genteel seaside town with narrow streets and interesting shops, it also has a Waitrose. It rightly maintains its popularity and has many fine pubs, hotels and restaurants.
