SITUATION
Pulborough is a large village on the northern bank of the River Arun with a good variety of local shops including butchers, hairdressers, a florist, hairdressers, a tea shop, public library, dentists, a Primary Health Care Centre, a Tesco store and Sainsbury's. The village has a primary school (St Mary's) and The Weald secondary school is at Billingshurst. There are also three churches, several pubs and a hotel.

There are plenty of country walks in the local area especially over the renowned Wild Brooks to the RSPB centre at Wiggonholt. There is a thriving range of sports and social events including football, cricket, rugby and bowls clubs. The mainline railway station at Pulborough is on the Arun Valley line to London (via Gatwick), Chichester and the South Coast. There are good links to the national road network as the A29 and A283 cross at Pulborough. The larger centres of Storrington and Billingshurst are approximately 5 miles distant, with Horsham some 13 miles, Chichester 15 miles and Guildford 23 miles away.
DESCRIPTION
These quirky mews properties were built in the 1960's and are unconventionally arranged with the sitting room on the first floor in order to make best use of the views, over rooftops towards the South Downs National Park. The current owners have improved the property, by converting the garage into additional living accommodation and are currently using the original sitting room as a double bedroom. An incoming purchaser has the option to arrange the property as best suits themselves.

The accommodation comprises an entrance hall leading into the modern fitted kitchen with room for washing machine, tumble dryer and dishwasher. This is open plan to the dining room area with sliding patio doors leading to the rear garden. The former garage has been converted (with all relevant planning) to use as a family/sitting room, again open to the dining room area.

To the first floor, there is a large family bathroom with under floor heating, a Jacuzzi bath and twin tray shower with body jets. There are two bedrooms to the rear of the property, overlooking the garden and two further rooms to the front of the property. The largest of these rooms has previously been used as the main sitting room and still features an electric fire with surround but is currently used as the principal bedroom. Both the front bedrooms enjoy the Southerly views towards the South Downs National Park.
OUTSIDE
The front of the property is well kept with a brick paved driveway large enough for several vehicles. To the rear is a courtyard garden laid with artificial lawn and has access to the integrated storage shed. There is a low level timber fence to either side and a flower and shrub border at the back. Beyond this area is a bank which some residents have made into a terraced seating area and there may be potential for a similar arrangement here.
