Property description
LOCATION A tranquil rural location in the hamlet of Raisbeck, a mile from the village of Orton, yet only 3 miles from Junction 38 of the M6. Kendal and Penrith are approximately 15 miles equi-distant, with main West-Coast railway stations at both, and the ancient county town of Appleby is approximately 8 miles away, with Kirkby Stephen a similar distance.
LOCAL INFORMATION Orton was, undoubtedly, one of the late fellwalker/writer Alfred Wainwright's favourite villages and, aside from being attractive, has retained many of the services lost in recent years by other rural communities. There is a village school, shop/post office, surgery, church, chapel, inn, and a renowned chocolate factory with tea-room. The village is also home to the famous monthly Farmers' Market.
The local countryside is very beautiful, with large tracts of Open Access land providing considerable scope for walking and other outdoor activities. The Coast to Coast walking route passes through Orton and Raisbeck; both are also on a National Cycle route, and, whilst the area is newly included in the western part of the Dales National Park, there is also excellent access to the Lake District National Park.
DESCRIPTION This unique family home has a light and airy feel, in a slightly Scandinavian style; the layout is very flexible, and it is in excellent decorative order. The ground floor has a splendid family kitchen warmed by the electric Aga, utility room, cosy sitting room, three good bedrooms, bathroom, and shower room. The first floor, via a spiral staircase, has a large sitting room with 'garden room alcove', and a studio/study/fourth bedroom. Subject to relevant permission, the upstairs could easily be converted into a self-contained unit. Fine open views can be enjoyed from the majority of windows, and the good-sized country-style gardens are imaginatively laid out yet easily maintained. Outside there is also ample parking and turning, a garage, greenhouse, and several stores/woodsheds; and the roof supports a productive array of photo-voltaic and water-heating solar panels.
