Property description

The Old Chapel and Sunday School is an attractive former Wesleyan Chapel which has been extremely well presented throughout whilst being sympathetically renovated into a superb three / four bedroom family residence. The Chapel is located in a truly wonderful setting being an area of outstanding natural beauty whilst enjoying uninterrupted panoramic views towards St Michael's Mount in Mount's Bay and being surrounded on three sides by open countryside and on the fourth by the village green.
The Old Chapel has spacious and well proportioned living accommodation which the present vendors have refurbished and maintained to a high standard throughout and is, therefore, offered for sale in excellent decorative order.
The delightful open plan kitchen / dining area, which was previously The Sunday School part of the conversion, enjoys double height vaulted ceilings and some wonderful stained glass windows. The kitchen itself has been comprehsively stocked with a modern range of appliances ranging from a large fridge/freezer, range master cooker and dishwasher. The current vendors recently installed a generous wood burning stove in one corner which heats this area perfectly in addition to the central heating system.
Further reception room accommodation on this floor includes a library / billiard room, which again has double height ceilings and stained glass windows. From this area a doorway leads to the utility room which in turn opens onto a substantial piazza / terrace with steps descending to a level lawned garden.
Additional accommodation on this floor extends to include two bedrooms, one of which provides en suite shower room facilities, together with a family bathroom and boiler room.
The sitting room is located on the first floor and enjoys a triple aspect outlook over the surrounding fields towards St Michael's Mount and Mounts Bay in the distance. Within the outstanding room is a charming Edwardian wood burner stove set within an impressive fireplace together with a window seat to sit and enjoy the secenic vista.
There is a further double bedroom at first floor level which also has a lobby area with staircase which proceeds to the second floor hobbies/studio/bedroom 4. This bedroom also features a galleried aspect looking down over the ground floor library / reception room.

The property backs onto open fields and has delightful views across the surrounding countryside towards Mount's Bay and beyond. To the rear of the property there is a lawned garden with large sun terrace which leads into the summer house and garage.

History Built in1886, the site was originally leased as glebe land/Dean's Tythe in 1805 from the local Anglican Church. The Chapel was developed and expanded in 1832 and completely restored towards the end of the C19th. The Chapel was closed in 1984 and converted by the first owner from 1986.

Holiday Letting The current vendors, over the past 6 years, have successfully holiday let The Old Chapel throughout the summer months through a local holiday letting firm. The Chapel has enjoyed a 100% occupancy rate every year for the past 6 years. Further information regarding the income generated is available upon request.

Location Sancreed Churchtown is pre-mediaeval, the immediate surrounding area historic. St Creda is associated with the settlement. There is a Holy Well close by and the prehistoric site of Carn Euny to the south. The Beacon heath above Sancreed is a protected Area of Outstanding Natural Beauty where Dartmoor ponies can be found. The old mining area lies to the west, but Sancreed is particularly associated with artists from the Newlyn School (the two Stanhope-Forbes and Thomas Cooper Gotch lie in the churchyard and Sancreed is know as The Artists' Church). John Millar lived and painted in the Old Rectory, (located across from The Old Chapel) and John Le Carre stayed and wrote there in the 1960s / 70s. Today, the local people are retired or professionals - farmers, artists, musicians, teachers and writers. The reservoir below at Drift, one mile away, is a haven for rare bird life.

. Sancreed is located approximately three miles from the coastal town of Penzance, which offers an excellent range of high street and independent retail outlets, commercial and banking facilities, cafes and restaurants. Penzance is the terminus for the Paddington main line which calls at Truro and Plymouth with travel time to London approximately five hours. There is primary and senior state schooling plus other educational facilities with private schooling available in Penzance and Truro. There is also primary education available in St. Buryan, Mousehole and Newlyn approximately three miles distance.

Directions Take the A30 from Penzance towards Lands End, passing through the village of Buryas Bridge and continue along the A30 into the village of Drift. At the cross roads in Drift turn right and continue on this road into Sancreed itself. The Old Chapel and Sunday School is located on your right hand side just set back off the road by a small village green.
