Property description

This lovely link-detached bungalow is found in a level position in this small rural village and offers 2/3 bedrooms, pretty gardens, ample parking and outbuildings including a studio / potential annexe (STP), plus solar PV Panels, double glazing and gas central heating.

DESCRIPTION Found in this pretty Mid-Devon village, Grasmere is an individual link-detached bungalow (only adjoined to a neighbour’s outbuilding) which takes up a level position and enjoys pretty gardens wrapping around it.

The accommodation is found in good order and includes two double bedrooms, plus a third bedroom which adjoins the master, currently used as a dressing room but could be a nursery or a separate study depending on the next owner’s requirements. There is a cosy living room with rural views and a kitchen diner with Neff double oven and induction hob, plus a white suite bathroom. The property benefits from LPG central heating via a combi-boiler, uPVC double glazing and solar PV panels with feed-in tariff for the next 14-15 years, which generate around £1,500 INCOME per year.

Outside, there is a superb array of outbuildings including a studio of 23' 7'' x 14' 5'' (7.2m x 4.4m) which offers potential to create an annexe to the main property (subject to permissions) and already enjoys light, power and a phone line. There is also a garage, a workshop, plus potting shed (all with power and light, plus BT phone line to the garage and hot water to the potting shed) and further smaller storage outhouses.

The pretty gardens are found to the front and side and include pretty plants, flowers, shrubs and trees. There is also a fishpond and a mature Devon bank giving the bungalow much privacy. The brick paved driveway offers off road parking for 4-5 cars and the double gates allow the property to be fully self-contained, with a tradesman right of way for the postman and neighbours to put out their refuse/recycling once a week.

Nymet Rowland is a small village and parish of the same name, located to the north of Dartmoor. It sits on elevated lands, of pastoral cultivation and regular coniferous plantations – with unimpeded, striking views of its surroundings. Part of its title ‘Nymet’ is derived from the Old English name for the nearby ‘River Yeo’. As a village, it is a still, serene place with a rustic 15th Century Church – one of only two in Devon with an original oaken arcade (to its north aisle). The neighbouring village of Lapford (1 mile) offers a place to pick up any daily essentials with a modern shop/ post office. Lapford also has an excellent primary school (commended by Ofsted), large playing fields and a popular pub The Old Malt Scoop Inn – which provides an à la carte dining experience. From Lapford, buses and trains run towards the City of Exeter and Barnstaple in North Devon.

DIRECTIONS  Leave Crediton westerly along the A377, proceeding through Copplestone and Morchard Road and upon reaching Lapford petrol station and stores, turn left towards Nymet Rowland. Follow the lane up to the village and Grasmere will be found on your left after the sharp left hand bend.
