About the Area
The village of Westbury-sub-Mendip lies in a favoured, sheltered position at the foot of the southern slopes of the Mendip Hills a few miles northwest of Wells in the triangle between Wells, Wedmore and Cheddar. This is an idyllic village with a vibrant and friendly community, a church, village school, post office/stores and pub. See www.westbury-sub-mendip.org.ukWells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course.

There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield. Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Bristol International Airport is 35 minutes drive away.

Description
Lynch Lane is a quiet road on the northern side of the village which sees very little traffic. Old Ditch Cottage is in the fork between Lynch Lane and Longlands Lane which is even quieter. The cottage has been extensively improved and really is most attractive and appealing. The period character has been retained and improvements have included engineered oak floors, a Godin stove, well fitted kitchen and bathroom and oil central heating. It is approached through its very pretty garden with the front door opening into a small hall with the staircase. The sitting room has whitened beams and an inglenook fireplace with an inset Godin stove. On the right of the hall is a snug again with whitened beams and a doorway through into the double aspect, very light and airy kitchen&dining room.

*
The kitchen area has a range of fitted units, worksurfaces, inset one and a half bowl ceramic sink with mixer tap, built in electric oven and hob with extractor hood and a built in dishwasher. The dining area has plenty of space for the table and chairs and a stable door to the rear courtyard. Also in the dining area is the old well which is illuminated and now protected by safety glass and still retaining the handle pump.

First Floor
Upstairs there are three double bedrooms all with built in wardrobesThe main bedroom (top of stairs to the left) has a double aspect, built-in store cupboards, and a walk-in dressing room with fitted shelving and hanging space. The second bedroom has a hand basin with tiled splashback, mirror, glass shelf and light above. There is also a built-in wardrobe with hanging space. The third bedroom has a built-in wardrobe with hanging space and loft access. The bathroom is a great room with a hand basin with tiled splashback, wc, freestanding double ended bath and a separate fully tiled shower cubicle with mains shower, raindrop showerhead and glass sliding doors.

Outside
Approached from the dining area is a small gravelled courtyard area enclosed by low natural stone walling with a small stone outbuilding attached to the kitchen with its own entrance door and window overlooking the courtyard. This could lend itself to a variety of uses including an office, studio or utility. Beyond this there is an open barn providing off road parking, and a further stone outbuilding ideal for storage.A wrought iron pedestrian gate opens from the lane and a flagstone path leads to the front door. The cottage looks out with a south easterly aspect onto its sunny and well sheltered mature garden bounded by stone walls and which enjoys a good deal of privacy. The garden is lawned with a paved terrace, flower and shrub beds and mature trees including two yews. There's also a paved terrace to the side and a small yard area at the back of the cottage.
