Property description
A superbly converted traditional Devon barn with gardens and grounds extending to 1.6 Acres, located in the heart of the glorious Mid-Devon countryside well away from main roads and enjoying much peace and seclusion
Mill Farm Barn is a detached traditional Devon cob / stone barn originally converted in 1990 and substantially remodelled and improved in 2002. It is a fine country residence, offering most interesting and unique character accommodation on three floors and benefits from modern levels of thermal insulation together with oil central heating (underfloor heating to the ground floor, and conventional radiators to first and second floors), and double glazing throughout set in timber frames. There is also an efficient woodburner in the sitting room.
The location can only be described as wonderful. It is set in the heart of rural Mid-Devon just a couple of miles from the picturesque village of Cheriton Fitzpaine where excellent amenities can be found, and is approached from a quiet single track country lane into a private sweeping driveway leading into the ample parking that goes with the property. The garden is well stocked and established, including a number of productive trees, there is also an adjoining sloping paddock, the total plot extends to about 1.6 acres.
Internally the spacious 3 bedroomed accommodation is generously spread over 3 floors, with the main living room the beautiful conservatory (added in 2014) to first floor level taking full advantage of the fine rural views and outlook over the grounds. There are many period style features including a lovely turning central staircase, exposed beams and roof timbers. The kitchen diner is spacious, the study/bedroom 4 has a walk-in \"library\" alcove, and there is an en-suite bathroom off the master bedroom.
A private water supply and drainage system are shared with the neighbouring property, as are the running costs (which we are informed costs typically £180 per property per annum).
CHERITON FITZPAINE is a parish and substantial village approximately one and a half miles north-east of the Crediton/Tiverton A3072 road. It is a typical Mid Devon village with traditional white cottages and thatched roofs. There are 2 pubs, a post office/store and a doctors surgery. A brand new multi million pound primary school opened in October 2010 for 125 local children. The city of Exeter is about 9 miles away and the town of Crediton 5 miles with its shopping centre and schooling facilities.
