Property description

If you have ever dreamt of living in a beautiful Grade II listed home and developing a business in the Kent countryside, this character property in Barham could provide the answer. Nestling in 0.591 of an acre of charmingly designed grounds adjacent to farmland as far as the eye can see, the delightful early 18th century Derringstone Hill Farmhouse offers a variety of opportunities for entrepreneurs of every persuasion. Whether you want to build an additional property in the tree lined spinney and convert the Grade II listed barn with its original beams to yet another dwelling or you want to create a suite of offices or holiday lets from the existing climate controlled depositories, the opportunities are endless.

The main house oozes period charm from the moment you walk through the front door. The inglenook fireplaces in the hall and sitting room provide a warm welcome and the large but cosy beamed living room is just the place to curl up on a cold winter’s evening in front of the TV. At the same time the light and bright sun room that opens out from the delightfully designed shabby chic beamed kitchen with its range style cooker and under-floor heating, provides a relaxing environment for a leisurely breakfast. But if you enjoy entertaining the character dining room with its brick fireplace and plethora of beams provides a special place for those winter dinner parties with friends and family. There is also a large cellar, ideal for storage and keeping wine. Upstairs the two large en-suite double bedrooms offer a completely different feel with the modernised master bedroom incorporating its character wet room and wall to wall wardrobes while the second en suite also includes

A shower room and plenty of storage facilities.

What the Owner says:

“This property has been owned by the family since 1962 and everyone has loved growing up here. However the time has come when something a little smaller beckons, although we want to stay in the same area because Barham is a wonderful community. We have made plenty of friends and enjoy many of the activities that are organised in the village. Our house has been a great place for entertaining and over the years we have arranged functions for the Round Table, the 41 club and jazz clubs and they have been very successful.
The village has a good primary school and an excellent pub that serves superb food. We are only a short distance from the village of Bridge, which provides virtually everything you need for day-to-day living including a small supermarket, doctors’ surgeries, a dentist and three public houses! There is a regular bus service to Canterbury and Folkestone and local railway stations are within a few miles.
You only have to go to the bottom of the garden if you want to take the dog for a walk through the fields, while slightly further afield Covert Wood offers delightful woodland walks or for horse enthusiasts there are plenty of bridle paths.”
