Property description
A quintessential Victorian New Forest cottage, beautifully presented, situated in the popular village of Landford enjoying delightfully landscaped private gardens approaching 1/4 acre.
Owners Comments
“We were enchanted by Brooklands Cottage and its secluded cottage garden when we first set eyes upon it over eight years ago and have gone on to add our own touches over time. Brooklands Cottage is a very characterful period property, light and sunny with a warmth to it. Visitors always comment on how comfortable and calming it feels.”
“Brooklands Cottage is situated within the New Forest and is ideal for walks, cycling and exploring all it has to offer - we are still discovering places to visit and explore. Southampton and Salisbury are only a short distance away for major shops with Romsey providing a more market town array of coffee shops etc. We have spent many enjoyable days at the beach in the summer months with our grandchildren who love to visit and they never tire of seeing the ponies, donkeys, sheep, pigs and deer roaming around the local roads and woods.”
Introduction
Brooklands Cottage is gorgeous, maintaining its period integrity with beams, slatted and latch doors and fireplaces with inset woodburning stoves yet subtly fuses a contemporary styling with bright and light accommodation within its well proportioned rooms. Many of the rooms enjoy a dual aspect and stunning views across surrounding open farmland and the kitchen has been impressively fitted with a range of cottage style units centred around a feature Rayburn oven.
The property has been the subject of considerable improvement by our clients including the addition of a combination gas boiler and central heating, cottage style UPVC double glazing and exquisite interior finishes, whilst externally the south facing gardens have been beautifully landscaped to provide a high degree of seclusion and generous vehicular parking.
Conveniently positioned within walking distance of many traditional village amenities, the cottage also benefits from ideal available commuter links and is within catchment of excellent local schooling including the well regarded Grammar schools.
Description
A glazed front door opens into the pretty entrance porch which in turn leads to the delightful dining room, centred upon a feature fireplace with inset multi fuel stove. The elegance of this enchanting cottage is immediately apparent, tastefully decorated with slatted and latch wooden doors and cottage style windows. The open plan inner hallway creates a light and spacious feel with beams, half panelled walls and quarry tile floor flowing through to the delightful kitchen, equipped with an extensive range of eye and base level cottage units and worktops. The kitchen is centred upon a black, three oven Rayburn and brick surround but also features integrated appliances including a five burner gas hob, dishwasher, concealed electric extractor hood and an inset contemporary Belfast sink. There is a dual aspect to the kitchen which provides much natural light and is supplemented by a useful utility room via an inner lobby hosting Butler sink, plumbing for appliances and downstairs cloakroom. The sitting room is delightful and spacious, once again dual in aspect and enjoying a feature woodburning stove with brick hearth. The first floor landing/study area offers stunning views across open farmland and hosts a large eaves storage as well as loft access. There are three well sized bedrooms, each with attractive views and the master hosting a range of fitted bedroom furniture. The bathroom is exquisite comprising a white suite, panel enclosed bath with shower mixer over and shower screen, pedestal wash hand basin and low level WC. The conservatory is accessed from outside but offers a delightful summer relaxation venue.
Outside
The property is approached via a five bar gate opening onto a wide gravel driveway and turning area with space for a double garage, subject to planning permission. The gardens are simply delightful, predominantly southerly facing, perfectly screened and beautifully landscaped with a host of pretty well stocked flower borders studded with trees and firs. There are three principal lawn areas and an attractive patio adjacent to the conservatory as well as a stable block which is used as a large timber store. Ornamental steps ascend to a higher level garden afforded splendid farmland views around the house. This is a pretty seating area as well as a productive vegetable growing patch. To the rear of the cottage is a private courtyard with flagstone patio and log store. A pedestrian gate gives side access to the adjacent layby.
