The Property

Mulberry Cottage is a substantial, individual thatched house, listed Grade II, offering versatile and extensive living accommodation which extends to approximately 2000 sq ft. The house is believed to date back to the late 17th century and retains an impressive original timber-frame nestled beneath a neat thatched roofline which was overhauled in 2006.

Offered for sale for the first time in almost a quarter of a century, this magnificent property is steeped in history with Royal connections. Owned in 1936 by R H B M Montgomerie of Garboldisham Hall, the lease was sold to Esmond Baring. Between 1936 and 1939 the lease was voluntary assigned to Miss Olivia Baring, the daughter of Lt. Colm. Guy Baring of the Coldstream Guards. On many occasions the property was frequented by Queen Elizabeth The Queen Mother, along with Queen Mary to visit the Baring family, of whom were friends of the Royal family in the early 20th century. This has also been officially acknowledged by Clarence House and The Queen Mother‘s lady-in-waiting.

Outside

Mulberry Cottage is accessed from Back Street onto a gravelled driveway leading to an extensive detached single garage. The remaining front gardens are enclosed by a brick and flint wall to the front boundary with mature plants and shrubs offering a good degree of privacy. The rear gardens can be accessed from either side of the house with a pathway weaving throughout the lawns. Behind the garage is a further outbuilding with power, light and night storage heating – currently set up as an office but could easily be converted into annexe accommodation (stpp). The outbuilding is divided into two sections (18‘10‘‘ x 13‘8‘‘) & (4‘ x 13‘8‘‘). At the top of the garden is a fruitful orchard and a number of raised vegetable beds – ideal for those looking to be grow their own produce. The gardens also comprise a number of seating areas for alfresco dining, carp pond, bespoke water features, a number of useful sheds and a timber summerhouse. In all 0.3 acres (sts)

Location

The house is pleasantly situated on a no through lane in the popular village of Garboldisham. The centre of the village which is a brisk walk, has a public house, village stores with post office, school and community hall. There are wider amenities within the larger village of East Harling just 3 miles or so away. The bustling market town of Diss lies 8 miles to the east and offers an excellent range of local and national shopping, schools to all levels, leisure and sporting amenities including an 18 hole golf course with driving range. Diss has a mainline rail station on the Norwich to London Liverpool Street line, a journey to London scheduled to take around 90 minutes. The A11 (5 miles) provides a swift route into Norwich or connection south onto the A14 with Newmarket around an hour away and Cambridge a little further beyond. The historic town of Bury St Edmunds lies around 20 miles to the south west.
