The Property

The Old Cart Lodge was renovated in 2014 and forms part of two substantial single storey barns situated within the village of Redgrave. The barn has been crafted and designed for modern family living with three double bedrooms, wrap around gardens and a wonderful open plan living/kitchen area. Particular attention to detail has been made both internally and externally with the use of the best quality materials and state of the art heating system which can be controlled from a mobile phone or tablet app, finishing the barn to an exceptionally high standard. Since the current vendors purchased the property from new, they have enhanced the barn with the addition of an extra sandstone terrace area, new LED lighting and a new hot tar driveway. On entering the property you will immediately notice the light and airy accommodation with all principle rooms joining off the entrance hallway. The first room to your right is the large open plan kitchen/living/ dining room which really is the heart of the home. In total the room measures 38ft7 x 14ft9 with the kitchen situated at the north end of the room and the living area to the south end with large patio doors opening out onto the terrace and gardens. Situated in between the two areas is room for a large dining table and chairs – perfect for entertaining or family life. The kitchen is of exceptional quality with fully fitted appliances including a four ring hob, oven, dishwasher, washing machine and a fridge/freezer – all nestled on a slate floor. The three bedrooms are excellent sized doubles with all enjoying views over the rear gardens. The master bedroom is located at the end of the barn and benefits from a stylish en-suite shower room. The en-suite comprises a close coupled wc, heated chrome towel rail, hand wash basin and a large shower cubicle with sliding door. Adjacent to the shower is a useful storage area which has been split into individual shelving units. The family bathroom is located next door with a panelled bath (with shower above), hand wash basin, towel rail and wc. The room has been finished to a very high standard to match the barn throughout with limestone tiles to the floor and walls.

Outside

On approach the shared driveway leads up to the private drive which provides two-three spaces for vehicles. A gateway leads into the side garden, which is mainly laid to lawn and flows around the barn, to the rear garden at the back. The gardens are predominately south west facing and are extremely private with two lovely sandstone terrace areas which make lovely seating and dining areas in the warm summer sun.

Location

The barn itself is situated in a tucked away position just off The Street with only a handful of similar neighbouring barns. As the house is situated within the centre of the village, it is not a far walk to the village (community run) shop, public house, church or village hall. The neighbouring villages of Rickinghall & Botesdale offer a wider range of amenities including further public houses, take aways, independent shops and a co-operative supermarket. The village also thrives around its village school and highly regarded doctors surgery. The town of Diss is some six miles away with a mainline train station to London Liverpool Street.

Directions

On entering the village from the A143 continue into the centre passing the village shop on your left hand side. Proceed further and before heading down the hill, where a Musker McIntyre for sale board will be placed at the end of the driveway. By following the driveway round to the left, you will see The Old Cart Lodge in the corner of the plot.
