Property description

Recorded by name as far back as 1230, Carnpessack is an individual, historic property possibly named originally after a defence earthwork long since vanished, ('Car' Cornish for fort and 'Pesek' meaning ruined). Numerous Iron Age artefacts have been found nearby, including a bronze age sword found by the spring (still in use until recently) and now displayed in Cornwall County Museum. It was also home to one Carpyssack, a fisherman, who lead an insurrection against Henry VIII and was subsequently hung, drawn and quartered in Helston. The original 56 acres attached to the farmhouse were traditionally farmed until 1970, when the house and land were sold separately. Today Carnpessack is presented as a comfortable, detached farmhouse of considerable charm and originality, having been extensively and sympathetically renovated by the present owners. Located on a no through road and set within its own gardens and grounds Carnpessack offers seclusion and privacy as well as flexible and extensive accommodation, with considerable further potential for redevelopment of existing buildings.
From a generous porch, the internal hallway leads left through half glazed double doors to the kitchen/breakfast room, added by the present owners in 2002. Much thought has been given to the materials used and includes of vernacular features as well as comprehensive fitted birch units and integral appliances.
The hall also provides access through a pretty half glazed door to the reception area, an L shaped sitting room and dining room with a wood burning stove set in the original gabbro stone fireplace, still complete with bread oven. Both rooms benefit from natural light throughout the day, with views out to the gardens on each side of the property. Adjacent is a hardwood south facing conservatory that makes a delightful alternative for dining throughout the year.
At first floor level there are currently two bedrooms with the master providing en suite bathroom facilities. When our clients originally purchased the property there were three bedrooms, two of which now form the master bedroom, taking advantage of the stunning coastal views to the south and west. The third bedroom could easily be reinstated should an additional bedroom on this floor be required.
Attached to the main house is a two storey former Hay barn, complete with its original exterior stepped access to the upper floor. Access can be obtained either from the main house or from an independent exterior ground floor door opening onto the courtyard, giving great flexibility of use, either as an integral part of the main house or as separate accommodation, complete with kitchen and bathroom. A spiral staircase leads from the ground floor to an impressive open plan sitting/reception/bedroom area, with a stone balcony and wonderful, far reaching views to coast, downs and countryside.
The property is approached by a pathway from the parking/garage area through a courtyard to the front porch. The courtyard also gives access to the independent door to the Barn and also to the former Cowshed, currently used as a workshop and store. At 40 feet in length and also, in addition, with access to the entrance thoroughfare, this area would be perfect for conversion to further living/guest accommodation, subject to the usual consents.
The gardens and grounds are integral to the day and year round enjoyment of the property, as every room looks out onto a different aspect, with the possibility of all day sunshine from dawn to dusk. The former small paddocks have been thoughtfully gardened to give a variety of areas to enjoy, from a woodland walk, a sunny traditionally lawned garden, a meadow and a hidden garden, as well as a vegetable plot and secluded seating areas. The current owners utilise the woodland to provide the fuel for the wood burner and although the former stable is now used as a potting shed, it was used by the previous owners as a pony stable.
