Property description
A characterful two bedroomed semi-detached former railway cottage presented to a superb standard with a southerly aspect garden, garage, 2 sheds and off road parking.
In more detail ....
Dating from 1900 this brick built former railway cottage is an absolute joy to behold. The current vendors have enhanced this seaside home beautifully over the past 8 years providing a comfortable, cosy and quirky cottage with all the benefits of modern living. Features such as tongue and groove wooden doors, open fireplace and bespoke recessed cupboards with painted wooden doors sit comfortably alongside double glazed windows and gas fired central heating. The property is approached via a block pavioured drive to an original wooden front door. This opens into a light filled hallway with honey hued bamboo flooring underfoot. A tongue and groove wooden door leads into a stylish lounge situated to the front aspect. A focal point is created by an open fireplace with a recessed grate, and a slate paved hearth with a wooden mantel above. To one recess at the side of the chimney breast there is a bespoke fitted base cupboard. There is bamboo flooring which continues into the dining room via an open arch. Here more characterful features are in abundance with tongue and groove painted panelling to one wall, stripped pine doors lead into the hallway and a deep under stairs cupboard (which has space and power point for a low level fridge or freezer, a light and shelved storage). An open doorway leads into the kitchen where your eye is immediately drawn to the lovely garden views via a window in the double glazed rear door. The kitchen is fitted with a range of white fronted wall and base units which stand out against the mellow green painted walls with terracotta tiled floor. Integrated appliances include an electric oven, and a 4 ring gas hob with extractor above. There are spaces for a washing machine and dishwasher. Upstairs light floods in via a double glazed window to the half landing. A recessed cupboard with its own radiator provides slatted shelving for airing linens. On the galleried landing a hatch provides access to a boarded and insulated loft. There is a large double bedroom to the front aspect and a double bedroom to the rear. The latter has a lovely vista across the rear garden and currently is used as a study with a sofa bed for guests. A recessed fitted wardrobe provides hanging space and shelved storage. A modern bath shower room fitted with a white suite with a Mira shower completes the upstairs accommodation.
What the owner likes ...
We have lived here on Littleham Road for over 8 years and find it to be a fantastic location for easy access to the main routes in and out of Exmouth and to go to the beach. If you love walking or cycling the cycle path from Exeter to Budleigh goes right past our door and we can cycle to Lympstone in a little over 15 minutes or Woodbury Common in 10. The South facing garden is a real sun trap and is sheltered from the prevailing wind, so it is not uncommon for us to have two meals a day on the sun deck. The neighbours are both very friendly and helpful and there is a real community spirit in Littleham. This home is bright and sunny in the summer and cozy and warm in the winter, and very economical to run.
Bear in mind ....
In addition to wonderful internal accommodation this cottage offers a glorious sun filled rear garden which is about 80' long. From the kitchen door (and wooden side gate leading from the drive) there is a timber sun deck with ample room for a table and chairs to enjoy informal dining. This catches the sun all afternoon and evening. A bedding area is filled with a lovely array of planting. Adjacent to the garage is laid to gravel for ease of maintenance and a lawned stretch is bordered by wooden fencing on both sides. At the bottom of the garden there is an original shed made of thick wooden sections and a further large modern shed. The garage is an excellent size with an up and over door to the front and a wooden door to the rear. Light and power are provided. The block pavioured drive at the front of the cottage is ideal for off road parking. Whitton & Laing state this is an exemplary cottage packed with charm, character and a lovely atmosphere and must be viewed internally as soon as possible.
