What do our self-build plots come with?

Normally, when you buy a plot of land you get just that – a plot of land. What about after the purchase? Harby is different. All Harby plots come with some key elements in place to help kick-start your self-build journey:

  • Plot 2 has detailed planning permission. This means that the design for the house has already been established. Therefore, a lot of the hard work has been done already – for example, no need to go through the planning process*. However, you do have the opportunity to sit down with an architect and design the internal layout of the house to suit you and your family. Certain external elements can be changed (subject to planning) but you have full control over choosing your bricks, tiles & windows**
  • Services up to the plot (incl. water pipes, phone lines & utility connection pipes). Whilst you would usually have to bring these essentials to the plot yourself, we take this weight off your shoulders by putting them in place for you so that they’re ready to install in to your new home. One less thing to worry about.
  • Infrastructure of the site. This includes the roads, kerbs, soft planting on the site (excluding the individual plots, where buyers customise this themselves). Furthermore, Redmile Developments is installing a footpath from the site all the way to the garage in addition to making a £15,000 contribution to the village hall.
  • Support the finance of your build with Buildstore. Redmile Developments will be working with Buildstore to support the finance of your self-build. Buildstore have already helped over 20,000 self-builders finance their dream and have extensive knowledge of building projects. Offering 1-2-1 support, Buildstore and Redmile Developments can offer the support you need to finance your self-build venture. Here is a brief explanation about how you it works:
    • Accelerator mortgage (most common). This is where you pay a deposit (usually 15% land plus build value). Buildstore will then lend you the money (up front) to build your house. This is usually broken down in to various stages. After each stage is complete, you will receive a site visit and get sign off so that the next set of funds can be released for the next stage.
    • VAT. Another advantage of doing a self-build is that once your build is complete, you can claim back the VAT paid on the materials used to build your house. This can be a substantial amount of money which many self-builders use to customise the final elements of their home (such as soft furnishings). Please note: certain exclusions apply when claiming VAT.
    • Equity release scheme. Buildstore do a scheme in which you can release the equity in your current house. This means that you could potentially stay in your home while you do your self-build. Also it means you don’t necessarily need to have sold your house to start your self-build.   • Project management up to planning approval of your finalised design which includes:
    • Architect consultation & drawings
    • Planning consultation
    • Planning application management until approval

If you want to complete certain parts of the contract – to help reduce cost – our expert contractors can guide you through the process.

Ongoing support

Upon approval of your final house design by the local planning authority, you have two options: 1) project manage your own build and use your own contacts; 2) opt to take advantage of a full project management package*** in which your self-build is fully managed by us. There are so many advantages to taking this option, including:

  • Having access to our trade accounts (meaning trade prices on what goes in to your home!)
  • Peace of mind from beginning to end. Take the weight off your shoulders and enable yourself to get on with your day to day life whilst we take care of the everyday management of the site.
  • Taking advantage of our knowledge & experience. We know that it can be daunting to embark on a self-build. However, with our custom managed plots we are able to support you at every stage of the build, helping you achieve your dream.
