TENANTS
To reserve a property a fee of £100 plus VAT (£120) per person is payable. This will cover the cost of an application for each applicant. If your references or funds are deemed unsuitable or you simply change your mind the reservation/admin fee will not be refunded. If a guarantor is required there is an additional cost of £50 plus VAT (£60).
DEPOSITS
We will require on or before the commencement of any let agreement, the equivalent of one months rent as a security deposit (some landlords may require six weeks deposit) Together with one months rent in advance. As the above funds must be cleared funds before the tenancy commences we require payment in the form of a Bankers Draft or a Building Society Counter Cheque made payable to Mills Knight, a personal cheque at least one week prior to the tenancy commencement or funds transferred direct into our client account.
TENANCY AGREEMENT
All adults wishing to live at the property will be named on the tenancy agreement. The tenancy agreement will provide for all persons under the tenancy to be joint and severally liable for the covenants contained therein. Adults who are not named on the tenancy Agreement jointly may not live in the property.
INSURANCE
Although not a charge made by us, its a requirement of your tenancy that you take out tenants liability insurance to the minimum value of £2,500 to cover the property against accidental damage.This may include damage to the carpets, walls, kitchen cupboards, worktops,sanitary wear in the bathroom, to name a few. Having liability insurance in place will reduce the risk of losing your damage deposit at the end of the tenancy if damage is uncovered. Some contents insurance policies may already include this. You can use whatever insurer you wish, we do have a provider who can give you a quote, just ask us for their contact details.
