Fees. The following fees may apply should you apply for a tenancy with Dybles. All fees are subject to VAT at the prevailing rate. Prior to the Commencement of the Tenancy: Administration Fee: The standard administration charge applied by Dybles is £225+VAT per tenancy. This contributes to the creation of the Tenancy Agreement and all other administration processes. Reference Fee: A fee of £80+VAT per person is required once an offer has been accepted and is due with the administration fee. This covers the cost of the referencing which is carried out by a third party professional referencing agency. Guarantor Reference Fee: Should a guarantor be required a further £80+VAT per guarantor will be charged. Student Administration Fee: An individual student fee is £200+VAT per person including the mandatory guarantor fee and all the referencing and administration costs. If a further guarantor is required a charge of £80+VAT will be applicable. During the Tenancy Renewal: Once the initial term has expired, it may be possible to renew the Tenancy for a period agreed with the Landlord. The fee for a Tenancy renewal is £80+VAT. Substitution of tenant/Amendment to the original tenancy agreement: Upon consent from the landlord and once acceptable references have been concluded for any new tenants, we will draw up a new tenancy agreement for signature from all parties. A non-refundable admin fee of £150 + VAT will be charged for the administration and each tenant that needs to be referenced will be charged £80 + VAT. At the End of the Tenancy Check Out: At the end of the tenancy an Inventory check out will be carried out. The cost is £130+VAT for standard tenancies and £150+VAT for student tenancies. This is due prior to the termination of the tenancy and will be deducted from the security deposit should we not receive the fee prior to the termination of the tenancy.
