Property description

A late Georgian Palladian inspired farmhouse and significant outbuildings requiring refurbishment, set within the M25 in grounds of four acres and surrounded by open countryside.

Tenure
Freehold

Description:
This substantial three-bay farmhouse in the late-Georgian villa style is set within a rural environment at the end of a track and surrounded by fields and paddock land with the only near neighbours being an equestrian facility occupying the former barns to Wild Farm. The building itself is an unusual example of a Palladian inspired farmhouse which ‘captures the spirit of the approach to architecture typical of the period of the late C18 or early C19 during the most significant period of agricultural development in England which resulted in a wealthier yeoman class whose gentrification was reflected in their farmhouses’. The house was enlarged in the early part of the twentieth century with a two storey addition to the west side and this newer part of the house is not covered under the listing. The remainder of the house is Grade II listed, list entry no. 1436944. To the west of the main house is a well presented detached one bedroom two storey house providing ancillary accommodation.

Main House:
Ground Floor – reception hall, triple aspect drawing room, dining room, sitting room, two studies, kitchen, utility room, cloakroom and bathroom. Basement – a fixed staircase from the kitchen to a large cellar. First Floor – a splendid semi circular staircase from the ground floor leads to a large landing, six bedrooms and three bathrooms. Second Floor – a second semi circular staircase leads to a large landing and three bedrooms.

Annex:
Sitting room, kitchen/dining room, cloakroom, bedroom and bathroom.

Outside:
Throughout the plot are a number and variety of mature deciduous trees which includes at the south west corner a small orchard. To the rear of the house is a southerly facing formal lawn with a long narrow single storey period outbuilding, suitable for a variety of uses, which extends away from the east side of the house at 90 degrees. Beyond are two sections of moat, part encircling a former site of the Manor Weald.

Approach:
Leading off Harper Lane, Lime Way initially passes through a former NHS hospital site which has approved planning consent (planning application ref: 5/2015/0990) to be re-developed. The proposals will include a mixture of apartments and family homes of varying sizes, complemented by a sensitively designed landscaping scheme with works due to start in mid 2018 by Messrs Bloor Homes. Lime Way continues a significant distance beyond this development, passing through fields before eventually passing the former barns to Wild Farm (now an equestrian centre) and then it leads into Wild Farm.
