The rental includes Gas, Electricity, Water, Council Tax, TV License. Wireless Broadband.

SERVICE: Bi-monthly Communal Professional Cleaning and Garden services as required. We will also collect you and your luggage on Check in from the Guildford Station and back again on Check out at the end of the tenancy. Please note all household maintenance is provided.
Supplied with the house:
Modern Kitchen to include, All Crockery, Cutlery, Domestic Appliances, Washing Machine, Cooker, and generous Fridge Freezer, microwave. Allocated Cupboards for each sharer. Ironing board and Iron. Bucket, mop and hoover. (You provide your own personal groceries and other domestic items)

Optional Extras: Bed linen furnishings. Duvet, Plus Cover, Additional Pillows, Fitted Sheet. These optional items are payable separately. Price £75(You may bring your own)

There is one modern Full Bathroom with shower upstairs. Guest toilet on ground floor.

The garden is compact, maintained and suitable to share the odd friendly barbeque. Garden Bench provided.
Garage for storage.
There is off Street Parking in tandum for 3-4 cars, plus additional parking on the street. This house is situated is a culdesac so is in a nice and quiet environment.

Who will you share with?
Other similar professionals or mature working students, aged from twenties to late thirties.
You will all have your own privacy and only need to share communal areas as necessary.
Terms: Preferably minimum 6 month let. (Occasionally 3-4 months may be negotiated, at a premium: Note short term lets are rare and always charged at a premium. Budget at least another £5/day)
£500 deposit. Payable all in advance preferably, however, again may be payable over two months, by agreement. This will be kept in the DPS.
References/Admin Fee of £150 payable to do full references and draw up the tenancy. If you pay for 6 months up front we will reduce this to £75.
We recommend that you take out insurance to cover contents damage. (Optional)

You will have a Conventional Room AST Contract and will need to abide by the house rules for a happy home environment.
