Property description

Chapel Cottage is a well presented attractive little two storey cottage, which is perfect for one person or a couple wanting a short let on a weekly or on monthly basis. It has been totally modernised throughout whilst keeping its character. There are many period style features, such as the exposed flint wall in the sitting room area, the vaulted ceiling in the bedroom and exposed oak beams throughout the cottage. There is a covered area outside (for drying coats etc.). Laundry facilities by arrangement. The bathroom has a shower over. Small well behaved dogs welcome.

Booking our self-catering properties as temporary accommodation

The accommodation Booking is a binding contract whereby the named occupant(s) is/are permitted to use the property as ‘Temporary Accommodation‘ for the duration stated, and with the agreement of certain Conditions.



This ‘permission‘ to occupy should not to be construed in any way as a Tenancy Agreement/Assured Shorthand Agreement, and does not convey or afford the occupants the same obligations/responsibilities or rights as such Agreements.



The person(s) booking the accommodation accept full responsibility for all booked occupant(s) during the Stay. The ‘booked occupant(s)‘ are permitted occupancy on the basis that it will not be their sole/principal or permanent home. They must have the right to reside in the UK. Proof of Identity, and proof of the right to reside in the UK (if applicable), plus proof of permanent residency (elsewhere) may be required.



The accommodation is let fully-furnished and fully-equipped, for normal living by the stated and agreed number and type of occupant(s), and includes bedding and bedlinen, bath towels, tea towels, cookware/bakeware, crockery and cutlery.



The rental-rate charged is fully inclusive of all services/utilities, local Taxes, and regular Housekeeping.







The ‘Terms & Conditions‘ under which our properties are Let include the following:





GENERAL TERMS

The property must be paid for at the rate and in the manner stated. The booked occupant(s) must arrive and depart at the times and on the dates agreed – stay NO longer than the date agreed, and vacate ON TIME.

There is no exclusive right to occupy the property, and we or our authorised agent(s) shall have right of access to the property at any time in the case of emergencies or concern, or to undertake repairs or necessary maintenance, or to undertake the regular Housekeeping or any additional cleaning required.

The accommodation is designed for normal domestic use only, and is not to be used for business purposes, or for gatherings or parties of any kind.

‘Over-occupation‘ will not be permitted under any circumstances. The property let is for the accommodation of no more than the maximum number of persons stated herein, and for the same person(s) throughout the duration of the stay.

NO visitors/extra persons are to be accommodated overnight (this includes children). Any person(s) in addition in number to the maximum allowable will not be permitted entry/will be required to immediately leave the property.

If, upon arrival or at any time during the Booked dates, the person(s) are not as described in the original Booking we reserve the right to cancel the Booking – without notice, and without compensation or refund.

If the booked occupant(s) fail to comply with the Terms & Conditions set out herein, we reserve the right to cancel the Booking, and the booked occupant(s) may be required to immediately vacate the property – without notice, and without compensation or refund.

Bookings are ‘Non-Transferable‘.



Extending the Stay beyond the booked dates is subject to current availability, and future availability cannot be guaranteed.

PAYMENT TERMS

Payment must be made in full at the time of confirming the booking. Please note that ‘cleared funds‘ must be received prior to entry to the accommodation.

Payment Methods accepted

Payments may be made by Bank Transfer or by Credit/Debit Card.

• UK Consumer Credit Card payments are subject to a Surcharge of 2%.

• UK Commercial Credit or Debit Cards and any Non-UK Debit or Credit Cards are subject to a Surcharge of 3%.

There is no additional charge for payments made by UK Debit Card.

Any charges we incur in receiving payment of, for example an International Bank Transfer, will be added to the cost of the Booking and the booked occupant(s) will be charged accordingly.









USE OF THE PROPERTY/PREMISES

The furniture, fixtures and effects MUST be preserved, and protected, from destruction or damage, and the booked occupant(s) hereby agree(s) to pay for any such articles as shall be broken, lost or damaged or destroyed by the booked occupant(s) or any other person or others connected with him/her (including children, if any).

Furniture or effects MUST NOT be removed from the premises NOR may anything be taken from the property to the outside (into the Courtyard/garden/alley - if applicable to the property booked) NOR may furniture/equipment/effects be taken to another room or location within the property NOR may any items of furniture of any shape or size be brought into the property.



Nothing must be done or allowed to be done at or on the property/premises which may be a nuisance to the owners, nor to occupants of the adjoining or neighbouring properties.

Vehicles/Parking

Parking is ‘roadside‘, as available, and the parking of vehicle(s) should be done with respect and consideration for neighbours, in addition to abiding by the local Bylaws and in regard to Yellow Lines, etc. The parking of caravans/camper vans/trailers, or of trucks/lorries/large vans or other commercial vehicles in the vicinity is not permitted.

Housekeeping Visits

‘Housekeeping‘ includes changing bedlinen and providing clean bath towels and tea towels, plus cleaning of the property to maintain a good standard of cleanliness throughout (similar to that at the outset), and is carried out during Working Hours, at intervals of approximately 7 days.

Occupants should clean up after themselves (such as wiping/mopping up any spillages, flushing toilets and keeping toilet-bowls clean, doing their own washing up, emptying bins and taking out rubbish, etc.), and any extra cleaning which is required as a result of the occupant(s) not maintaining this basis standard will be chargeable to the occupant(s).



The property must be kept tidy - for Housekeepers to be able to undertake the regular bed-changes, cleaning, vacuuming of floors, etc., as Housekeepers are not required to tidy/put away occupant(s) clothing/personal possessions.



Inspection Visits

The accommodation will be visited by us for the purposes of inspecting the property - to ensure that it remains in good order - to check if it is being kept clean and tidy by the occupant(s), if any damage has been caused by the occupant(s), or if any maintenance or repair issues have arisen - and any issues identified will be addressed as soon as possible after its identification. Inspection Visits will be carried out on, approximately, a Weekly basis.



DAMAGE/BREAKAGE/CLEANLINESS

Responsibility

The person(s) booking the accommodation and/or the booked occupant(s) will have a responsibility to preserve and protect the fabric of the building, and the furniture, fixtures and effects from destruction or damage, and to pay for any such articles as shall be broken, lost or damaged or destroyed by them or any other person or others connected with him/her (including children). Any losses, damage or breakage will be charged for in full.

Cleaning

Upon departure the property and all furniture, fixtures and effects MUST be left in the same clean state as they were at the commencement of the stay. We reserve the right to make a charge for extra cleaning if the property is not left in a satisfactory condition. This may include washing and/or dry cleaning of any duvets, pillows, bedlinen, towels, blinds/curtains, carpets and furnishings which have been unreasonably soiled during the stay.

Loss/Damage/Breakage

Any breakages or damage caused MUST be reported to us immediately, so that appropriate action may be taken to rectify the situation without delay.

Property Maintenance

The booked occupant(s) have a responsibility to report to us any maintenance issues which arise during their stay. Maintenance issues at the property which are identified by the booked occupant(s) MUST be reported to us immediately, so that appropriate action may be taken to rectify the situation without delay.

Repairs/Replacements

Under NO circumstances should the booked occupant(s) attempt any repairs themselves, or engage a Tradesperson themselves to undertake a repair; NOR should they replace or arrange for the replacement of any broken/damaged items (even small items such as light-bulbs, crockery, glasses, etc.).

DAMAGE DEPOSITS

A ‘Damage Deposit‘ per property is required to be paid to us, prior to the arrival of the booked occupant(s), to cover any necessary additional cleaning, breakages, or damage to the property, fixtures & fittings or the contents, or the removal of any excess rubbish.

The ‘Damage Deposit‘ can be provided in the form of a Bank Transfer or as a Card Payment – either at the time of Booking, or in good time prior to the start-date of the Stay. As the ‘Damage Deposit‘ forms an integral part of the Booking procedure, entry to the booked accommodation will not be permitted until the ‘Damage Deposit‘ is provided.

The ‘Damage Deposit‘ will be held by us for the duration of the Stay, and will be returned to the person(s) who booked the accommodation, within 28 days of the departure of ALL booked occupant(s) (providing no deductions are necessary), as a direct Bank Transfer (to a UK-based Personal bank account) and Bank Details need to be provided for this purpose.

If deductions are necessary, we will write to the person(s) who booked the accommodation, outlining the details. We will deduct the required amount from the ‘Deposit‘ held and refund any balance. If the required deductions exceed the value of the Deposit, we will claim the balance from the person(s) who booked the accommodation – which will need to be paid to us within 14 days.



CHILDREN

For the purposes of charging for your accommodation, ‘Infants‘ are classed as children not old enough to sleep in a bed – and, therefore, requiring a Cot. All children old enough to require a bed to sleep in will be counted when calculating bed-spaces for ‘Maximum Occupancy‘.

Any children MUST be kept under strict Parental Supervision at all times. They MUST NOT be left alone at the property under any circumstances.

SMOKING

All of our properties are strictly ‘Non-Smoking‘.

Smokers should choose to book accommodation which has outside space at the back of the property. Smoking immediately outside the front of the property is not permitted.





PETS

Pets (or animals of any description) are NOT PERMITTED, even as visitors. If any pet/animal, or evidence thereof, is found at/on the property we reserve the right to cancel the Booking – without notice, and without compensation or refund.

LIABILITY

We, as owners, and our employees/agents, shall not be liable to any person for personal injury, or for any loss of, or damage to, property – however caused or sustained.

Personal Possessions

The belongings of the booked occupant(s), or any other person with him/her or associated with him/her, are entirely their own responsibility and no liability will be accepted by us for any loss or damage, however caused, to their belongings.

Force Majeure

&8232;If for any reason beyond our control (eg: fire or flood damage, etc.) the property is not available on the date booked, the booked occupant may be offered alternative accommodation in another of our properies – if a suitable property is available. If a suitable alternative property is not available, all rental charges paid by the booked occupant(s) will be refundable in full, but the booked occupant(s) shall have no further claim against us or our agent(s).

COMPLAINTS

&8232;If the booked occupant(s) has any concerns or experiences any difficulties during their stay, the matter(s) should be raised IMMEDIATELY with us (on the Mobile telephone number provided) . Every effort will be made to ensure that any difficulties are resolved to the full satisfaction of all parties.

If the booked occupant(s) has/have any Complaints, the issue(s) should be raised with us as soon as possible – IN&8200;WRITING, by email or post – and it will be responded to at our earliest opportunity.

CONSEQUENCES of NON-COMPLIANCE

In the event of any damage or disturbance or any other breach or failure to comply with any of the Terms & Conditions herein stated, whether identified by us or reported to us by our Agent(s), etc., the booked occupant(s) will be required to immediately vacate the property, and to leave the vicinity – regardless of how many days/weeks of their booked Stay are remaining. In this instance, the booked occupant(s) will not be entitled to a refund, in part or in full, of any amount paid to us for their stay.
